Photos are what renters want most
In the 2024 NMHC and Grace Hill Renter Preferences Survey of more than 172,000 renters, 54% said property and amenity photos are the most valuable digital content (via Multifamily Executive). Curb appeal now happens on a phone screen first.
Plan the shot list before the shoot
Decide which spaces tell the story: the exterior at its best angle, the leasing office, the top amenities, and each floor plan. A shot list keeps the day focused and makes sure nothing important is missed.
Stage for real life
Simple staging, like a set table, a throw on the couch, or plants on the balcony, helps renters imagine living there. Clear the clutter, but do not strip the space of personality.
Chase the light
Schedule exteriors for the best time of day, and consider twilight shots for buildings with good lighting. Interiors look best with lights on and blinds open.
Keep listings fresh
Old photos with outdated finishes or the wrong season undercut trust. Update images after renovations and refresh exterior shots so listings match what renters will see in person.
Good photography does not make a property look like something it is not. It shows the best of what is already there.
